Sell a home in Lake Bonavista

How to Sell Your Lake Bonavista Calgary Home, Step by Step

Eight steps, in the order they happen. Each one sets up the next, and most of the money is won or lost in the first three.

Quick Answer

Selling well is eight steps in order: plan your next move, hire the right REALTOR®, price against the homes buyers will compare yours to, prepare before you list, launch fully ready for the first two to three weeks, compare whole offers, protect the deal through conditions, and close. Most of the money is decided in the first three steps.

Step 1 of 8

Assess and plan

Make these three decisions before you think about price. They set your timing, your risk and how your home should be priced.

Decision 1

Sell first or buy first?

Sell first

No risk of carrying two homes. You may need a short stay in between.

Buy first

Your next home is secured. You may feel pressure to accept a lower offer.

  • Mortgage payout and any penalty
  • Commission, plus GST
  • Legal fees and moving costs
  • What you take to your next home

Your lender can confirm your payout and penalty.

Step 2 of 8

Hire a REALTOR®

Interview more than one. You're choosing who will price your home, present it to buyers and negotiate for you.

Look for local evidence

Ask about recent sales of homes like yours in Lake Bonavista, and how renovated homes priced against original ones.

Understand the agreement

You'll sign a seller representation agreement. Read the term, what's included, and how it can end. Commission is negotiable and set out in writing.

Know how representation works

Before you sign, your REALTOR® will review RECA's Consumer Relationships Guide with you. It explains who represents whom.

Step 4 of 8

Prepare and stage

Your home gets one first impression. In Lake Bonavista, buyers compare original homes with fully renovated ones, so do this work before it lists, not after it has been sitting.

Fix what buyers will notice

Small repairs, touch-up paint, burnt-out bulbs, worn caulking. Buyers discount more for visible issues than they cost to fix.

Staging consultation

A room-by-room plan so your home holds up next to the renovated homes buyers will also see. Full staging only where it will make a difference.

Declutter and depersonalize

Clear counters, closets and the garage. Buyers need to picture their life here, not yours.

Order your RPR early

Most Alberta sale contracts ask the seller for a Real Property Report with City of Calgary compliance. Updating it can take time if anything has changed, like a deck or AC unit.

Before and after

Same bedroom, same furniture. Very different first impression.

Bedroom before staging: plain bedding, bare walls, cluttered nightstand and window blinds half closed
BeforeAs the sellers lived in it
The same bedroom after staging and professional photography: layered bedding, matching lamps, wall art and bright, even light
AfterStaged and professionally photographed

Small changes made the difference: lamps, art, layered bedding, a clear nightstand and professional lighting. Buyers see this photo before they decide to book a showing.

A clear plan for what to do, and what to skip

Most sellers aren't sure which fixes matter and which ones buyers won't notice. Marnie walks through your home with you, gives you an honest list in priority order, then books the staging and media so everything is ready the day it lists.

Do this work before you list. Upgrading in week four can't win back the buyers who passed in week one.

Step 6 of 8

Evaluate and negotiate offers

The highest price isn't always the best offer. Compare the whole offer, and how likely it is to close.

Price

Compare it with recent sales and the homes still for sale, not with your original hope.

Conditions

Financing, inspection or the sale of the buyer's home. Fewer conditions and shorter deadlines mean more certainty.

Deposit

A meaningful deposit, held in trust, shows a committed buyer.

Possession date

A date that fits your move can be worth more than a small price difference.

What this means for you

This is where your REALTOR®'s experience matters most. An experienced negotiator reads what's behind an offer: how solid the buyer's financing is, how flexible their dates are, and which terms carry real risk. That experience helps you avoid costly mistakes and guides you to the strongest offer. You make every decision. Experience makes sure you make it with the full picture.

Step 7 of 8

The condition period

An accepted offer isn't a sale yet. The buyer has a set number of days, written into the offer, to satisfy their conditions.

Financing

The buyer's lender confirms the mortgage, which may include an appraisal.

Home inspection

A professional inspector reviews the home's condition for the buyer. If anything comes up, any request for a repair or credit is negotiable.

Documents

Your RPR and compliance, and condo documents for condos and townhomes, are reviewed.

Step 8 of 8

Closing and possession

Once conditions are removed, the sale is firm. Your lawyer handles the paperwork and the money, and you get ready to hand over the keys.

Choose a real estate lawyer

They prepare the transfer, pay out your mortgage and send you the balance. Book them as soon as the sale is firm.

Sign the documents

Shortly before possession, at your lawyer's office.

Possession day

Possession is typically at noon. Be fully moved out and cleaned up before then.

Hand over the keys

Once your lawyer confirms the funds, the keys are released to the buyer. Leave garage remotes, manuals and a short note about the home.

Seller questions

Lake Bonavista seller questions

Should I wait until spring to sell in Lake Bonavista?

In 2026, Lake Bonavista detached homes sold fastest in spring, in about 10 to 15 days on average from April to June, compared with 44 days in September. Spring also brings more competing listings. The better question is how many homes like yours will be listed when you are. A pricing review answers that for your type of home.

Do I need to renovate my 1970s home before selling?

Usually not a full renovation. Buyers expect to update an original home and price that in. Fix what they'll notice, know the age of your roof, windows, furnace and electrical, and price against the right comparables: original homes, not fully renovated ones.

Bungalow or two-storey: how do they compare?

They sell to different buyers at different prices. In September 2026, CREB®'s benchmark for a typical Lake Bonavista bungalow was $921,600 and for a typical two-storey $1,073,700. Bungalows often draw people who want one-level living. Two-storeys often draw growing families. Your price should come from sales of your own style, not the community average.

Does being on or near the lake add value?

Lake-front homes carry a clear premium. For other homes, lake privileges come through the Lake Bonavista Homeowners Association, so they're shared rather than unique to your home. Your walk to the beaches, schools and Fish Creek Park, and what your lot backs onto, often matter more.

Should I sell first or buy first?

Selling first removes the risk of carrying two homes. Buying first secures your next home but puts pressure on your sale price. Bridge financing can help, but it's a risk decision, not just a timing one.

Is my property tax assessment what my home is worth?

Not quite. The City of Calgary's assessment estimates what your home likely would have sold for on July 1 of the previous year, so your 2026 assessment reflects July 2025. It's calculated in bulk from sales of similar nearby homes, it usually doesn't account for your finishes, updates or condition, and its purpose is to share out property tax fairly. The City itself notes that sale prices and assessed values can differ. It's a useful reference point, not a list price.

How accurate are online home value estimates?

They're a starting point. They can't see your updates, condition, lot position or the specific homes you'll compete against this month. In an older community like Lake Bonavista, that's where most of the price difference comes from.
